Looking to buy some sand?
Ocean Shores would be considered by most to be a family neighborhood although you get a good mix of everyone it seems. Much of the housing in Ocean Shores consists of single family homes, but there are definitely numerous condo and apartment complexes as well as some scattered income properties (duplexes, etc.) in certain areas. About half of Ocean Shores is developed meaning that are around 6,000 undeveloped lots in town. About half (I'm guessing) of these are RV/Camping lots where the owners are able to use them for up to 90 days per year. The rest are undeveloped meaning that they are covered with dune grasses, brush or are wooded with trees.
The other issue here might be the most important question I can ask. Do you really know all of the areas out here on the coast before making that commitment? I'm sure you know that there is a beach here. But, are you aware of the lakes, canals, the Bay, the Golf Course, etc., etc....

Buyers Want/Wish List
When starting to look for a property, it is important to take some time to investigate which features are most important for you. Make some priority lists. These can serve as a guide for me to help keep you on track with your search and aid in making your decision between two or more favorite properties.

Read through the following attributes and then organize them according to the following:

NEIGHBORHOOD: full-time or part-time
YARD: large, small or low maintenance
NOISE: Busy street or quiet area
BEDROOMS: how many?
BATHROOMS: how many?
KITCHEN: gourmet or quaint, counters
CONDITION: Good, needs cosmetic work or fixer
PARKING: Need a Garage

Tips for Buyers
A lot of thought goes into buying a home. And whether this is your first home or your fifth, there are things you should always keep in mind. Below is a brief list of helpful tips to think about while you conduct your search. If you have questions, or you'd like to discuss anything, don't hesitate to contact me for assistance.

Think first. Shop second. Before you look for a new home, ask yourself a few basic questions. Why are you moving? Because you need to or because you want to? Do you want to find a nice family neighborhood? Or a new house where you can walk to the beach? An investment property? A place to retire? Assess your needs ahead of time, and you will have already done half the work.

Put your finances in order. Don't make big-ticket purchases, like buying a new car. Don't move money around from one bank account to another. That makes lenders suspicious. And finally, get pre-approved by a lender unless you're a cash buyer. They will order a credit report ahead of time and resolve any mistakes or blemishes on your record. Plus, you'll know what price range you should be looking at. You wouldn't go shopping for a Corvette if you could only afford a Pinto? You'll be a stronger buyer when the time comes to make an offer.

Inspect it now, or pay for it later. If you buy a home and find out termites are feasting on the floor boards, or that your pipes are about to burst, don't say I didn't warn you. There are just too many unknowns when buying a house. Always get an inspection, and read them carefully. Inspections not only protect you from buying a lemon, they can serve as a valuable negotiating tool.

Pat yourself on the back. Buying a home is one of the biggest, and perhaps one of the most important, decisions you will ever make. And it most cases, it's a good one. Few long-term investments appreciate in value quite like real estate. At the end of the tax year you can write off the interest from your loan. Then there are years of enjoyment ahead for you and your family in the place you're about to call home.
