A lot of property buyers in Ocean Shores are deciding to buy lots instead of pre-existing homes. In many cases, especially if you’re not in a hurry, this makes fiscal sense if you have the cash. If you’re an investor, buying land makes total sense since it’s easier to flip and maintenance is minimal. Also, there are a lot (no pun intended) more options with vacant land than with homes especially when it comes to location.
So let’s say you have explored all the areas of Ocean Shores and you have found the lot that you want to build your dream home on. Here are a few questions for you to consider. Does is it have water on it? What about power? Is the sewer LID paid? What about the Street LID? What’s a LID? Is the lot designated as wetland property? What are the setbacks? Many times the property can be dry, but it’s designated as wetland. Make sure you know. It’ very important that when you buy property in Ocean Shores or the entire North Beach area that you work with a reputable real estate agent-one who will look out for your best interests.
Another consideration for you is figuring out how much it’s going to cost to clear and level your lot. How much to get the water, power and sewer on the property? Then there’s the issue of surveying your property and the installation of the driveway.
Buying a vacant lot anywhere in Grays Harbor County is a solid investment. The one thing that you can do to eliminate most of your fears and concerns is to make sure that you are working with an agent you can trust. If you have any questions, please feel free to call or email me.

Before you proceed to far into having a home built for you, contacting the City’s Permit Center/Building Department would be a great thing to do. Ocean Shores has adopted the International Building Code. Charges for building permits are based on Building Valuation Data as published by the International Code Council OSMC 15.08.040. A 2,000 square foot home valued at $194,000 would aggregate an estimated $3,005 Building Permit Fee. The Building Department has informational packets for persons interested in new construction or remodeling their homes. Contact the Permit Center at 360.289.2754 for more info.
